The Property Site Visit Checklist: 12 Things Worth Checking

October 26, 2026

A site visit is your opportunity to understand a home beyond polished images and advertisements. A few focused checks can help you ask better questions and avoid making a decision on first impressions alone. Save this checklist on your phone before visiting any apartment or builder floor.

1. Look closely at the entrance and common areas

Consider how easy the building is to approach and enter. Inspect shared corridors, stairs, lifts where provided, and the condition of the common areas. Ask how these spaces are maintained and who is responsible for ongoing upkeep.

2. Check natural light and airflow

Open balcony and window doors where permitted. Notice the daylight in the living room and bedrooms and ask about ventilation in bathrooms and the kitchen. Different floors and orientations can feel quite different, even in the same building.

3. Walk through the actual room dimensions

Visualize the bed, sofa, wardrobe, dining table and movement around them. Measure critical spaces if you can. A floor plan on paper will make more sense when you have stood inside the rooms.

4. Inspect doors, windows and finishes

Look at the operation and alignment of doors and windows, the finish of flooring, the quality of paintwork, and visible joints or gaps. Ask for specifications for any fittings or materials that are included in the purchase.

5. Examine the kitchen carefully

See how much counter space and storage are actually available. Check the placement of electrical outlets, plumbing and ventilation. If a chimney is provided, verify the installed model and whether accessories are included.

6. Look at bathroom details

Inspect the wash basin, drainage, taps, shower fittings and tile work. Ask whether the installed fittings will be supplied in the final handover and what warranties apply.

7. Ask about parking and access

Confirm whether parking is allotted to the specific unit, how cars enter or leave, and what is stated in the documents. Do not assume that a photograph of a parking area confirms your entitlement to a particular space.

8. Test the location at the time you would travel

Look up your regular commute and nearby essentials. Quoted travel times are approximations and can vary significantly with traffic, route and time of day.

9. Request relevant project documentation

Ask the seller for applicable approvals, ownership and title documents, sanctioned drawings, occupancy or completion documents where applicable, and other records relevant to the property. A qualified legal professional can help review these before a commitment.

10. Obtain a clear cost sheet

Check the agreed base price plus applicable taxes, registration, maintenance, parking, other charges and payment milestones. Ask for any offer or promise in writing.

11. Ask what is included at handover

Confirm which appliances, fittings, wardrobes, fixtures and finishes are part of the unit being sold. Displayed furniture or decorative accessories may only be for presentation.

12. Take notes and compare after the visit

Photos, measurements and notes are useful only when you can link them to the correct unit. Keep a separate record for each property. If you are exploring Aarohan in Asola, New Delhi, ask the CST Builders team for a walkthrough of the available home and verify the details applicable to that unit.
